I’m gearing up to convert my century-old riverside boathouse into a small art gallery. The preliminary drawings already hint at clashes—HVAC duct runs crossing timber struts, concealed wiring routes brushing up against historic joists and slab penetrations too tight for plumbing bends. I’d rather catch these issues on paper than face idle crews and surprise costs once work starts. Has anyone here arranged a professional vetting of plans to head off those mid-build nightmares?

I’m about to convert my old riverside boathouse into a small art gallery, and the first drafts already show some tricky conflicts — ducts crossing historic beams, tight plumbing routes, and hidden wiring near old joists. Has anyone worked with a custom home builder that really takes the time to vet plans thoroughly before construction starts? I’m hoping to find a team that catches these problems on paper first, like the approach I’ve heard some boutique builders use, to avoid expensive surprises down the line.

This approach saves a lot of time and money by preventing surprises during the build. If you want a smooth process, choosing builders who are thorough and responsible is definitely the way to go.
