Halfway through our kitchen remodel, we were told the countertops we selected were backordered for eight weeks—even though we’d signed off months ago. Turns out, the supplier switched stone distributors and no one caught it until demo had already begun. It put a stop to all progress and cost us extra to store appliances offsite. Curious how others have handled sudden material shortages or substitutions. Do you typically build in backup plans for this sort of thing or just deal with the delay?

Sudden delays like that can throw the whole timeline out the window, especially when the worksite is already active. We had a similar issue with flooring—was supposed to be delivered the week of install, but the brand discontinued the line without flagging anyone. Since then, we’ve worked with consultants who stress risk planning from day one. One of them fields builds was focused on pre-checking supplier stability and locking alternatives during early design. That way, if a vendor changes course, you’re not stuck holding the bag mid-demo.
