First time home buyer in Florida?

What do you think about buying a duplex under 300k in Florida if you are a first time home buyer, single and without kids? I think a single family home has its risks, it is hard to find a home in my price range that won't break the bank and isn't in a flood zone, and it might be more than I need right now considering I am single.
I think a duplex or townhouse might be a reasonable alternative. Basically, whatever I do, I am paying at least 2000 a month, so buying is definitely preferable to renting.

I think if you are buying your first home and living alone, a duplex under 300K makes sense for Florida. You pay the mortgage like you pay rent, and if you get rental income from a unit, you will be very comfortable. Also, you will not have more than you need while living alone. By the way, you know the game basketball legends, buying a house also requires some strategy.
